Eastham Capital is the Boston-based manager of the Eastham Capital real estate funds. Our principals each have over a decade of multifamily real estate investment, finance and management experience. Their experience includes:

  • multifamily acquisition, management and disposition
  • construction, renovation and rehabilitation
  • mortgage financing and debt/equity restructuring
  • resident screening and background checking

Eastham Capital Fund I, LP is a private equity real estate fund formed in 2007 that is fully invested in U.S. multifamily real estate.

Eastham Capital Fund II, LP is a private equity real estate fund formed in 2010 that is fully invested U.S. multifamily real estate.

Eastham Capital Fund III, LP is a private equity real estate fund formed in 2012 that is fully invested in U.S. multifamily real estate.

Eastham Capital Fund IV, LP is a private equity real estate fund closed in 2014. The Fund is currently investing in U.S. multifamily real estate.

The purpose of the Eastham Capital funds is to provide investors with superior risk-adjusted returns through investments in distressed residential real estate. Eastham Capital invests in deals managed by a diverse network of local and regional real estate owners and operators who have established successful track records of acquisition, renovation, management and disposition of distressed real estate assets.

Eastham Capital looks to provide investors with a net compounded annual internal rate of return (“IRR”) in excess of 18% from property cash flows and dispositions.
