What kind of space is it? What does the location look like? What are your legally permissible uses?
This question is probably asking you to consider the building/site's highest and best use, which could be whatever it was used for previously or something else depending on what your zoning will allow.
If you search highest and best use, you'll get more discussion on it, but I'm phoneposting right now so it could be a while.

You do need to consider highest and best use. Assuming this is just land why not throw up a fence and make it an outdoor storage site. The most crucial part is you rent by the acre, anything less and the rental rates don't make it feasible.
Well considering there are 43,560 sqft in an Acre that's not going to work out to well.

This is a perfect multi-use piece of real estate. You cater to the carnal desires of mankind. I suggest the entrance leads directly into two bars - cheap dive bar and high end cocktail. Both of these lead onto a mid-market standard hotel which charges by the hour. Steam room and dry cleaning on site. Also a restaurant serving breakfast and late night snacks - open 9pm to 9am. The final room as you circle back around should be, as others have suggested, something for the inner child and to help wash away the shame and filth of the night before. Ball pit, massive bouncy castle / trampoline, water park etc. Just make sure you don't open these areas until after breakfast or you could have a nightmare cleaning them - ball pit especially.

However it would be easier to earn money with basic English language skills.
What type of rock are you developing on? If it's got any strength then build up. Then you can have an entire ball pit floor, breakfast floor, basketball court, hockey rink, half football field etc.
27,000 square feet sounds like the perfect amount of space for an illegal car dealership. 27,000 square feet / 200 square feet per car = 135 spaces.
Best part is that you can program the self driving cars to peel away when the Feds show up to collect sales tax.
