CBRE Capital Advisors

Hey buddies,

It seems there is not much info about CBRE Capital Advisors in the forum (i've used the search function but there is only one thread with no much info)

So the thing is i've been approached by a recruiter to speak about a position in this shop, and i'd like to really understand what they do.

The director i'm gonna speak to has this description on her linkedin:


Provide both equity and debt advisory services to high net worth investors and institutions. Since 2005, contribute to the development and implementation of pan-European real estate investment vehicles for high net worth investors. Since 2013, provide all manner of debt advisory services to borrowers and lending institutions.

Fund Advisory Services (Equity):
Develop and implement pan-European real estate investment vehicles for high net worth investors, including investment strategy, fiscal structuring, capital raising, acquisitions, Asset Management, client management and reporting. Source, negotiate and close acquisitions in countries including the UK, France, Germany, Belgium, Poland, Czech Republic and Slovakia. Prepare and present underwriting to shareholders. Source, negotiate and close debt financing for each acquisition. Relationship management with clients and lending institutions.

Debt & Structured Finance (Debt):
Member of CBRE European debt advisory team. Direction of financing processes for single assets and portfolios. Provision of debt restructuring advice for non-performing assets. Coordination of multidisciplinary CBRE teams in the analysis of property assets underlying large loan portfolios.


From her description it does not seem real estate IB but generalist financial advisory for real estate investors... any opinions on what kind of exit opps this could give me in the future?

This would be in Spain btw, i'm currently a senior associate in the valuations&modelling team in a B4.

Any advice from insiders or people knowing them is much appreciated.

The problem is that there is no standardization for these group names. The lines between commercial real estate "investment banking" groups and "investment properties" and "capital markets" are always blurred. For example, JLL's Investment Banking group are just glorified investment sales brokers - they are not handling M&A's or IPOs for REITs or other Real Estate related companies.

It sounds like in this Director puts a focus on "buyside advisory". I wouldn't be afraid to ask him/her on your call. Also, please report back as I'd be curious to get a better understanding myself.

CBRE Capital Advisors is there true IB platform, not just IS and debt placement. I do think they might get involved is some very large single asset or portfolio transactions.

This. We have used their US based team as placement agents for our fund vehicles and to shop large portfolio level transactions and recaps, again this is only in the US.

Already had the interview and although it does sound kind of interesting, I don't think i'll eventually get it. It'd be a position for a junior analyst within the debt&structured finance team within the Cap Advisors department. She said 3 people team and the equity side is done by other team. From what she said, it does not seem IB at all, this is basically an intermediary/sales role between the investor and the banks... she said investor provides the model, the team does some tweaks or ask questions if necessary, then contact the right debt provider based on market knowledge. She said they use Argus, so it seems not much of modelling either.
