There’s typically two kinds. One where you have to model a property and enter your own assumptions and calculate return metrics. Typically would have to explain your assumptions. The other is where they will typically tell you what the NOI is moving forward, and you will have to model unlevered vs levered return metrics and probably a waterfall. The second one I have seen more.
