more useful for investing on own..acquisition or property management experience?

obviously knowledge of both is important, but which would you say is better to have experience in if you could only pick one if you wanted to invest in a portfolio of properties whether rental, single, etc.?

 

I think of acquisitions as more art vs science. Just because the numbers work doesn't always mean it's a great investment, and vice versa.

Property management is, sorry if I'm offending anyone here, monkey work. It's really not difficult to figure out at a base level, though obviously a great property manager can irreplaceable. But the same can be said about most roles really.

Great at acquisitions will make you rich. Great at property management..... Not really.
