In IBD, I think most bankers would acknowledge that the Associate role is unique in that you are beginning to get out of the "junior banker" (Analyst / Associate) category and are starting to reach "Officer" or "Director" level (being able to sign documents and start to get closer to a revenue generating responsibility). While VP/ADs and above might not spend as much time in the office per se, the stress transitions from grinding out numbers to developing client relationships and generating revenue. These are some advice I learned which I think are helpful.

Building a Property Management Company

What do you think about building a residential property management company as a way to break into the industry? The recurring management fees would cover my expenses and give me a predictable income stream while I use the rest of my time to chase my own investment deals (in rentals and multi-family buildings) with my own money, as well as money from external investors. Does this sound like a good plan? Would I be better off working in acquisitions at a REIT / REPE firm before doing my own deals at night and on weekends?

Currently, I work as an acquisitions associate for a small publicly traded REIT (Gladstone Commercial, NASDAQ: GOOD) in Washington, DC. Prior to joining Gladstone, I worked as an acquisitions analyst at The RMR Group (formerly known as Reit Management & Research). The RMR Group is a manager of 4 publicly traded REITs with approximately $17B in assets. Before that, I was in EY's audit practice where I focused on commercial banks and asset management firms. I graduated five to six years ago from a target school. Currently, I am doing equities at a good Asset Management firm (not Fido, Wellington, Cap - think Putnam, Loomis, MFS). I recently got into Wharton, Sloan and Tuck for business school (class of 2018) and was wondering if I should take the plunge. I make about 300k a year. Am I stupid to go to business school and try to break into PE? Should I stick it out in AM because I am already making a decent amount of money with reasonable hours?

Should I tell my boss I'm interviewing internally?

I will be interviewing for an equity position internally and I am currently in fixed income at a firm with $50-100 billion AUM. Apparently, there is a hr policy which says that I am supposed to tell my manager I am interviewing for an internal position before the interview, but I doubt any one would notice if I did not report to my manager. Should I tell my boss?

I am curious if any broker (or anyone else, really) is using any of the multitudes of CRM software out there. I am in the process of choosing between a couple of them because I have grown tired of dealing with Excel, and post-its and my whiteboard to keep track of things. After a certain point, it is just too much. Does anyone have any luck or are they all just a mess of a different kind?
