Job Function
The Financial Analyst is a member of the finance team, which is responsible for: (i) providing financial analysis in support of acquisition, leasing and valuation decisions, (ii) the corporate finance function, including the corporate budget, earnings forecasts, and preparation of presentations to investors, lenders and the ratings agencies and (iii) capital markets activities and corporate level investment opportunities.
Responsibilities
Preparing property level cash flow analysis, forecasts of financial statements, investor presentations and tenant credit analyses, utilizing thoughtful judgment as to the appropriate assumptions and application of factors which may impact the results. Assist in the preparation of memoranda and analyses for potential property acquisitions and financing transactions with direct contribution to the content and methodology used to underwrite transactions and other potential investments.
Skills/Experience
Requires two to five years of commercial real estate, corporate finance or investment banking experience; REIT experience a plus. Meaningful experience in modeling real estate transactions and/or corporate financial analysis with a strong understanding of real estate fundamentals and technical analytical skills. Ability to understand and analyze financial statements, operating budgets, leases and related documents for purposes of forecasting, underwriting, analyzing tenant credit quality. Must be organized and task oriented, able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities. Ability to convey technical information orally and in written correspondence, reports and presentations in a clear and concise manner. Proficient in Microsoft Excel and Argus. Experience with PowerPoint a plus. BA/BS in finance, economics, accounting or related field required. MBA a plus.
