Is renting in NYC/NJ impossible to do sight unseen?

What the topic says. I am moving for work and need to do it quickly. But I haven't been able to have any luck because of the fact that I can't make it to the area before I need to move. The last two times I moved I just rented a place from craigslist from pics but no one seems to want to allow me to do that in the NYC/NJ area.

Any thoughts?

-2-3 br, planning on 1 person per bedroom
-10-20 min drive from the office
-around 1-1.2 K per month per person, 1.5 K max

This doesn't seem like it should end well. Large amounts of institutional money coming into the housing market, pushing prices up. Blackstone is apparently getting into it in a big way.

Our bet right now is the scale of the opportunity is very big, and the pricing seems quite compelling," said Jonathan Gray, head of Blackstone's real estate group, at CNBC's Delivering Alpha conference in 2012.

A year later, the scale has become huge. So far Invitation has spent $4.5 billion, snapping up 25,000 distressed single-family homes in regions hardest hit by the financial crisis, and in those slowest to recover, the company said. Most of the homes are refurbished and then rented out by Invitation. The appeal of the rental market comes, in large part, from consumers trying in a variety of ways to avoid taking on new debt, said Invitation spokesman Eric Elder.

I've been having some trouble finding a place in the City and thought I'd give it a go on WSO. I'm moving up in mid-May to early June after graduation and don't have anything lined up so I'm going on savings for a bit.

I'm looking for something as cheap as possible, preferably under $700, and as close as possible to the City. I'd be willing to commute from anywhere as long as it can get me into the City in under an hour, or even stay in a less than 300 sq ft room.

If you're also moving and are willing to take on the struggle, maybe without work, we could push each other to learn and read more about finance. If you want more details on me, just PM.

My roommates and I are moving out of a 4 bedroom / 1 bath elevator building in the east village on 13th / 3rd. It's a great location downtown and near a ton of bars and restaurants. The apartment is clean and all the rooms are decent sized and good value for the price and location.

It's a great share for analysts moving into the city if you have a group of friends you know you want to live with or for people on WSO to live together. PM me if you want more details and I can send pics, pricing, etc.

At great risk of alienating any and all Canadian housing bulls, the more I read and study, the more I am convinced that the housing market is about to drop a daisy cutter on Canada.

I don’t even know where to begin. Why don’t we begin here: these guys have had rates at one percent (just like we did) for a long time (just like we did) for really no good reason (just like we did) because they had some maestro central banker that everybody trusted (just like we did) and the country is coming off of years of economic growth, really a gilded age (just like we did) which has resulted in a 10-year property bull market (just like we had) which is of course quite extended in some local areas (just like we had) and prices were up triple digit percent in some areas (just like what happened here) and now people are flipping houses and condos (just like what happened here) and there are tens of thousands of units being built (just like what happened here) and household debt is at all time highs (just like what happened here) and of course the real estate industry is more bullish than ever (just like what happened here) and are constantly going around telling people that there is no bubble (just like what happened here) and homeownership rates have reached all time high levels (just like what happened here) and the quality of construction is starting to decline (just like what happened here) and home prices have gone down for five months straight and people are saying that it’s different this time and that the high prices are justified by immigration or X, Y, and Z (just like what happened here) and the banking industry is trying to tighten lending standards ex post facto (just like what happened here) but the genie is already out of the bottle (just like what happened here) and people are going around saying that houses are a better investment than stocks or bonds (just like what happened here) and the smart guys, like Shiller, are ringing alarm bells (just like what happened here) and it’s different this time and it’s different this time and it’s different this time, but let me tell you how the situation is different, you want to know how it is different? Canada is different because they have no room to lower rates, so they are even more screwed than we were!

I am a sophomore I will be interning this summer at a top BB, JPM/GS/MS is risk management and have a question about house. I have a friend who I can live with in Hoboken for about 2500 for the whole summer. Should I be looking for housing in the city or is Hoboken okay. The apartment is about 5min from the path.

Was looking to find a new place in NYC and wanted to focus my search downtown. Anyone have any thoughts on how negotiable downtown rents are post-Sandy?

I was thinking that alot of apartments downtown that were affected by Sandy has displaced tenants (alot of them disgruntled, with good reason) and whom have found places further north. As a result, does anyone think that decreased apetite for downtown housing (BC of Sandy) coupled with increased vacancy rates will push prices down (downtown) making a more renter friendly market?

Would like to get the POV of some of the monkeys on here...

Housing allowance in Hong Kong

I heard that non-local financiers in HK BB receive housing allowance every month in addition to their salary/bonus, but it seems not every bank offers this kind of benefit.

Does anyone know which bank has it for analysts? Is it only to IBD or to all FO functions? and around how much per month?

If you are traveling to work at client's site from Mon thru Thurs, what should you do about housing for fri, sat, and sun? The point of this is to save money, obviously. Just like what the other guy said in the other thread, hopefully saving 100k for working only 2 years.

Fri - it really depends on workload. Could either still be working at client's site or home-based office. But most definitely, you will have to come home on friday night and sleep.

Sat - need a place to sleep

Sun - Sun evening, it depends.

A few options I can think of...
#1 - use airbnb - keep rent under $50 per night

#2 - rent an apartment under 1k, lease it to tenants but negotiate with them that you will come back home on weekends and need a space to sleep?

What are you thoughts on living outside of Manhattan. Would it be possible to live in say Queens and commute to Midtown. It is about a 40 minute train ride. Assuming the company pays for your cab rides at night would this be doable for two years?

Has anyone on this board tried this? Would like to know so I can plan accordingly.

Would really like to save some money and pay off my school loans.

By living outside Manhattan I would be saving atleast $500 a month.

Would like some experienced advice-

I'm 24 working at a asset manager in a midwestern city. I've been here for 1.5 years. Now, a friend of mine wants to buy a house...WITH me. This means we will both be on the mortgage. He's the entrepreneurial type and so we'd be getting a 4 bedroom, rent out half of it, live in the other half. The goal would be to live for free. In 7-10 years when the place is paid off I could get a nice $1000 check every month from renters. We've prequalified for a 3.25 30 yr fixed conv. I make significantly more money than he does now but he has a little bit saved away and I do trust him.

I've been developing an idea recently and would like to run it by the WSO community. If it is a very stupid idea, hopefully you will help me fill it with holes.

I'm currently working with mortgages while doing a lot of side reading and thought of this. Is this perfect timing to get into real estate? The current interest rates are pitiful (think 3.5% to 4% fixed) and you can pay to have it reduced further. Furthermore, if we assume that inflation will in fact be realized, then the dollars we use to pay this loan back will be significantly less valuable than they are currently. On top of that, if we assume that the housing market rebounds, we would be increasing our returns even more.

I'm going to be working for a regional BB office (SF, LA, Chicago, etc.), and training lasts through July into early August. So I don't need an apartment until around two months from now, but I would really like to have signed a lease before I leave to NY (or else I'll only have a couple of days to find an apartment and move in when I get back).
