Real Estate Brokerage? Helpful at all?
Hey fellow monkeys, I'm a freshman in university coming from a Canadian target. This summer I managed to get a job working at an institutional real-estate brokerage in Manhattan doing real-estate valuation, compiling market research on excel and giving the information to agents. However, I'm worried...
The Decade's Movers and Shakers
Who and what were they? With 2010 fast coming to a close, we say goodbye to another decade and enter one anew. 2001-2010 was not without its drama; we saw the horrors of terrorism with 9-11, we had the wars in the Middle East, there were epidemics, massive oil spills, nut job dictators, and possibly...

Real Estate PE Interview Modeling Test
Just got through 2 rounds of interviews with a REPE firm, and was told to expect an in-home excel modeling test sometime next week. One of the analysts there said the test would take about 4 hours to complete. Given the length and RE nature of the test, I was wondering what the test might possibly...
China: To short or not to short?
China; the birthplace of Kung Fu, fireworks, hot asian women, and fake Louis Vuittons. It's meteoric rise in power is unparalleled throughout history. Though largely hated in the old world, some say that it’s the future, the new frontier, the place where dreams come true and fortunes are to be...
Real Estate Cost Segregation
I'm looking to include a cost segregation component in my multi-family acquisition model to quantify the additional cash flow received from the accelerated depreciation of personal assets that are grouped with real property assets. Any insight is appreciated, thanks.

Wall Street Cribs: NYC Edition
If you’ve spent any time here on WSO, you surely would have noticed that starting a career in finance is not easy. The competition for jobs is fierce to say the least, and once you get in its no cakewalk. Being an analyst isn’t fun and the higher up the ladder you get you realize life isn’t a...
Double Dip the Crib
Do not double dip, young man! Mother always said... "If you double dip, you may end up dead!". 5 years ago, what sort of chance would you have given this nursery rhyme of becoming a reality ? In a perverse comedic orgy the likes of which I do not recall...there still seem to be people who need to...

Strategic Foreclosure & Back Door Bailouts
Strategic foreclosure is a subject near and dear to all our hearts. We had a pretty robust debate about it back in May after 60 Minutes ran a special on it (video below). For those who don't know, strategic foreclosure is when a homeowner who can otherwise afford to pay their mortgage defaults on...

Home Prices to Drop Another 10-20%?
Gary Shilling presents a pretty compelling argument that we're about to see home prices double dip and drop another 10-20% over the next three years. He says it's simply a matter of supply and demand, and the fact that people are beginning to wake up to the fact that a McMansion is usually a...
Real estate math question
If you buy a property with 50m equity and 50m debt. 1st year NOI is 5m so you have a 5% cap rate. If the loan is 30 years with 5 year interest only, and the interest rate is 5%. Would your cash on cash return be equal to 5% ?

Buying real estate as an analyst
Had an idea - buy a house and rent it out as income property in a decent neighborhood somewhere (west coast) so that the rent offsets the monthly mortgage.
