1.) If the right opportunity presents itself, yes. I have no earthly idea what it is though.

  1. Yes - but you need to be mindful of the commitment. In my experience with this, you need to find a market where you have some 'advantage' - that could be you make an outsized income for the geography, can do some of the work yourself, know the market, have some connections, creatively thinking about how to monetize a specific property - the list goes on and on.

So much is dependent on location - if you are in a major city... good luck. Hats off to folks who are able to do that. But I'll tell you there are quite a few small to midsized areas around the country where if you invest some time, effort and creativity you can really set yourself up nicely.
