Brokerage in DC

Hey everyone, I'm an upcoming grad at a school in Baltimore and have IS brokerage experience (internship) in NYC already. I realized I don't think I would enjoy living in NY the rest of my life/building a brokerage career in the city so I'm strongly considering pursuing my career in the Washington DC/Maryland area after graduation. Can anyone give me insight to working in the DC market? Any boutique firms/ submarkets I should look into?

Any advice/insight would be super helpful for this decision! Thank you.

Depends on what asset class you want to focus on. I can share some general insight. If you want to do multifamily IS, then CBRE has an excellent team up there, I think they have the majority market share, retail IS tends to be fairly competitive among multiple players, office IS was primarily done by HFF which is now JLL. However, there are still plenty of firms with a presence. The office market is extensive in the DC area especially when you get into NoVa. Really it just comes down to what asset class you want to specialize in. Theres plenty of business to go around in brokerage in that area, but some firms have a big presence there.

what kind of brokerage? David Webb's structured finance team at CBRE owns the financing brokerage/structured finance market in DC by a country mile. Leasing landlord rep, CBRE and JLL both have strong teams led by young guys (Klug/Cavanaugh at CBRE, Evan Behr/Doug Mueller JLL). Office investment sales is a strong suit for a number of groups.

Honestly the part about Webb's team really isn't true at all. He does well, but Eastdil and JLL (Formerly HFF) have done more in volume in every ranking I have seen.
