Is it normal for realtors to use old photos of homes for sale?
This year I’m trying to buy my first home however I’m having terrible luck because I’ve seen so many homes that end up having tenants living in them and it’s not disclosed in the listing. The pictures show empty rooms and no signs of life but when I go see them there’s someone living there and the realtors just use old photos. I saw one house where the pictures looked great but when I went to the home the tenants had JUST moved out and destroyed the place. Like slime in the carpet, multiple holes in walls, island completely ripped from the floor. It was a completely different house than was listed. How is this legal? I’ve never been catfished so bad until I started looking for homes.
Not a lawyer, just postulating based on experience. The only thing that comes to mind is false advertising, and you'd have to show actual harm done to you. A couple of suggestions to avoid this:
1. Use a broker, that's their job to weed out the homes and find the ones that fit your criteria
2. Reach out to the listing broker before hand and ask a few questions (has this house ever been rented, who lived in it prior to being put up for sale, etc.)
