California Eliminates most SFH Zoning Restriction
With California mostly eliminating Single Family Home zoning across the state it looks like there might be more opportunity for small developers. I can imagine plenty of small bungalows that wouldn't normally be eligible for redevelopment because there is only so much you can squeeze out of rebuilding one home, but being able to put two on the lot changes the economics significantly.
Anyone have any thoughts on development potential for this?

There’s zero precedents for this so it will be interesting to see moving forward. It does provide a lot of opportunity for the smaller developer to come in and tear things down and rebuild, but in a city like LA, if you do a full tear down the approval and inspection process is much longer so it’s not going to be a giant free for all. If some how they can keep a wall up from the previous house and still make it look good, then there’s some advantages of this I think. I mean, splitting a good lot with two smaller houses in a good neighborhood? Seems kinda legit to me…
