I think you have to go full trampoline family fun zone here. Totally recession proof.

You make a strong point. Given where I think we are in the cycle, it makes sense to be a bit more cautious. Perhaps you hedge your downside risk with a trampoline zone, but include a ball pit near one of the trampolines?

 

What kind of space is it? What does the location look like? What are your legally permissible uses?

This question is probably asking you to consider the building/site's highest and best use, which could be whatever it was used for previously or something else depending on what your zoning will allow.

If you search highest and best use, you'll get more discussion on it, but I'm phoneposting right now so it could be a while.

 

This is a perfect multi-use piece of real estate. You cater to the carnal desires of mankind. I suggest the entrance leads directly into two bars - cheap dive bar and high end cocktail. Both of these lead onto a mid-market standard hotel which charges by the hour. Steam room and dry cleaning on site. Also a restaurant serving breakfast and late night snacks - open 9pm to 9am. The final room as you circle back around should be, as others have suggested, something for the inner child and to help wash away the shame and filth of the night before. Ball pit, massive bouncy castle / trampoline, water park etc. Just make sure you don't open these areas until after breakfast or you could have a nightmare cleaning them - ball pit especially.

 

Can you make money with that space, depends on the details. I.e. rent rate, purchase price, interest rate, etc.

However it would be easier to earn money with basic English language skills.
