Commercial Lending vs Valuations (Capital Markets/Acquisitions/REPE/REITs)
So I'm sure we all want to be in a sexy valuations role but I wanted to know for those who went into the lending side, why did you choose it? is there more deal flow? also what kind of preparation/courses/background did you have/need and what are the long term ops?
Would love to learn more about CRE opportunities. If anyone has a primer on the industry in terms of roles that would be greatly appreciated!
FYI don't use the word valuations. When I read it I think appraisal which is just plain miserable.

Also, just my opinion but everyone in the transaction thinks they are the smartest and have the most sought after job FYI.
-Lender: I'm so smart and price risk perfectly. Developers and equity just swing for the fences and their UW is not ever believable. I know how to underwrite deals better than anyone! Lawyers just paper the deal.
-Equity: I'm basically the smartest. I know what deals are good and not. I'm like a lender but actually get upside because I'm so smart. Lawyers just paper the deal.
-Developer: I create literally all the value. The dumb money equity and lenders just need to give their money and go away. Lawyers just paper the deals.
-Lawyers: Hahaha everyone uses the documents that me and my buddies made to be confusing as fuck so only we can understand them and it will take weeks to do it! I'll be drinking scotch and just sending a random email out at like 8 pm Saturday night to look like I'm working and making bank haha losers.
-Brokers: I have no skin the game and make bank haha dumbasses! I control ALL relationships and know everyone! You have to use me because I flew to Asia and know foreign buyers!
