Corporate Real Estate Modeling Test
I know this has been asked before, but nothing came up from the old posts. I’m trying to get an idea of how a corporate real estate modeling test would work.
EG they want to test your ability to build out a 3 statement operating model, IPO Model, LBO of a RE company, etc.
I’ve seen a handful of asset level modeling tests and they all follow a pretty standard format. After seeing the asset level modeling tests, you can no what level of detail is expected. But I haven’t found an example for the corporate side...What are these tests like for firms that invest at the entity level? Any examples or general advice would be helpful
JSmithRE2010, pure crickets, that's where I come in. Any of these useful?
Hope that helps.
"Corporate Real Estate" generally refers to people who work for an end-user. For example, at a professional services firm working on procuring office space for your consultants or at a brick and mortar retailer, managing the portfolio of stores you have/ going through the process of opening new locations or closing existing ones.
These types of jobs generally do not come with modeling tests, and if they do, they're almost always geared towards making sure you understand excel; and do not ask you to perform any one specific task in the way that an acquisition model might, for example.
Corporate (or entity level) real estate investing meaning buying a real estate company that owns 100 properties rather than buying 2 of their 100 properties. There are PE Funds that focus on these types of deals and the modeling is very different from underwriting an asset level deal
This question is probably better asked in the PE or IB forums
100% agree to post on PE forum. The other qs is do these firms even bother to bring someone in for Analyst/Associate gigs with only Asset-level Acquisitions exposure?
