Craziest story from an operations team.

This can be any property type although I’m assuming office, MF, and any senior housing will have the most wild stories.
Craziest story I’ve ever heard was their Memory care resident got eaten by an alligator and a ton people in the community saw it.

 

A billionaire multifamily landlord who was a notable an OBG/YN in (south/east) Los Angeles had a loud mouth son.

Apparently he spent some time at the properties yapping his mouth at residents at gang infested communities.

It is suspected by the condition of his charred remains, that he was beaten to a pulp and his house was burned down while he was alive. The coroners office identified him by finding remnants of his teeth in the corner of his bedroom.

Not going to top a memory care resident getting eaten, but had a full-on meth lab in a high-end MF property. Unit was down well over a year for remediation and to this day (multiple years later) still hasn't been re-let due to disclosure requirements. 

Also had a major STD outbreak at a luxury independent-living facility. Rich seniors definitely love getting frisky.

Large shopping complex was bought in a loan sale. Loans included the primary centre and a lot of smaller individual units on the street accessing the centre, this street is pretty sketchy. Several of the units had been let as ethnic food stores and the property managers hadn’t kept an eye on what was going on. When it came time to evict / negotiate terminations with the tenants so they could position the asset for sale, they found gangs were running brothels from the rooms above the stores and weren’t as receptive as expected to a large pay off to vacate.
