Development Deal Sourcing Strategies - Specific methods

A lot of folks say don't get fancy with it, but perhaps we can jog the memory and come up with potential examples or ideas; I've read past threads on this topic and feel like they could have been better

-Target deals with more complexity that steers away competitors (Examples?)

-Drive for dollars and look for sites that are not highest best use and would make economic sense to clear exisitng conditions for new development (Any insight on how to have a good eye for this?)

-Work with young hungry brokers (grab coffee and discuss the market etc)

-Identify seller and his motivations (identify owner's investment strategy)

-Partner with the landowner to contribute his land as equity (Does this sometimes work? Anybody have any success with this?)

-Research property owners that have large portfolios (grab owner's address or entity and advance search on county website)

-Network like crazy (with design professionals, developers, brokers ---> Any examples on how to network your way into a deal?)

-Research property owners that have large portfolios

-Create massive spreadsheet based off of acquisition criteria, start dialing and emailing
