Development Interview Question
Walmart requires a site that can support a single story 15,000 gross sq ft building with 10,000 sqft of land for a drive thru with circulation and 50 parking spots. Each spot requires 300sqft of land including circulation.
(So this would be 40,000 sqft)
Suppose the site is a square and the city adds the requirement of 10 ft setbacks on all sides of the site. What is the minimum total site area that Walmart needs to build a store now?
????
First solve the sides of the min square and then you can add the 10ft setbacks.
(1) Min Square: 40,000 total sf minimum according to your description. 40,000^(1/2) = 200 ft per side.
(2) Add the setbacks (i.e. distance from street required): 10ft (width) x 200 (length) x 4 (sides) = 8,000 additional feet required.
Total = 48,000 sf.
What about the corners? That would be 10ft x 10ft x 4 corners= 400 spft, not sure if that's too granular.
yes i believe that is too granular
If you're a developer your answer should be, "hire a civil engineer."
:D if only it was that easy right
