Difference between total asset value and enterprise value

Hi guys,

How would you answer this question: "What is the difference between a company's gross (not net) asset value and enterprise value?"

The most obvious thing I can think about is you have to take out cash and also include off-balance items such as leases to get to EV from balance sheet's asset section, but what else is there?
