Entry Level Financial Analyst & REIT
hello all,
I was recently screwed in my FT position and was let go (only a few months work experience). My background is in business valuation.
I have an upcoming interview at a REIT for a financial analyst position doing primarily FP&A. As I have no RE experience, I was wondering if anyone had any advice on how to prepare for this or about their experiences working at a REIT.
I obviously need to come up with a good reason as to why RE.

This isn't meant to sound snarky, but I think the most crucial story you will want to have nailed down is why you left your other FT position after only a few months. Usually RE analysts are expected to stay at least 2 years somewhere (similar to IB in that regard). As far as what to know, if you've been doing biz valuation FP&A role shouldn't be too difficult to interview for. You probably won't need to do a DCF model, sources and uses, waterfall, etc. which are some of the harder things you could be asked. Might want to brush up on the ways to value real estate just in case they test you on your previous background, but again, it wasn't directly related and neither is the role you are going for, so think you should be fine. FP&A is usually a budgeting role coupled with a lot of ad hoc stuff. You might want to look at a few cash flows of whatever property type the firm focuses on (industrial, etc.) and know the line items for that. Could see them asking you to create a year 1 pro-forma or something similar. Good luck.
