Exit Opportunities for Industrial?
I work for a large REPE firm that primarily invests in industrial but also a few other asset classes. I'm a recent graduate/first year analyst and am working in capital markets right now, and am wondering how difficult (or not difficult) it would be to transition to acquisitions at a REPE firm that has a broader focus of asset types. Thanks!
Not difficult. It’s early in your career. Even if you were a VP, it wouldn’t be difficult. Much of this worry on this website of being pigeon holed is BS. Sure, some people may want someone with direct experience, that’s the job market, but for the most part, skills are transferable.
For example, instead of worrying about clear height with industrial, you might be worried about school district with multifamily. It’s all the same transferable skill set - you just need to know what to worry about.
Thanks for ur insight!
Since you are capital markets, I am not sure how/why you would even be building that much direct industrial experience relative to cap markets experience at this stage. Either way, you have the same set of "exit ops" the whole world of new analysts have, that's pretty much everything! Seriously, it takes years before you get too locked in, and then its really your own desire not to fall backwards in career that keeps you locked in (not that firms won't hire you).
Personally, not sure why you would want/need to make any moves, industrial is a great asset class, but everyone as their own desires!
