Help: Modeling Yield on an investment into another REIT

Asked by my MD for this, have a case of the Mondays and need some guidance.

Please show a scenario showing what a 10 million dollar investment in XYZ REIT would yield at Friday’s closing price of 1.15 dollars per share. I think their dividend payout is around 18%. What would the return be if you bought it at 1.15, and held it one year and sold it for 1.50 per share?

Any help is appreciated.
