The question is open-ended and can swing both ways. I would focus on that you got your foot in the door and how you can prepare for the interview (interest in RE, the company, and eagerness to learn). If you don't personally know someone or can imagine calling them up to grab a coffee/beer, wouldn't bank on them putting their name/rep on the line for a stranger, especially for an internship.

I would wager that it more so was effective in allowing you to land the interview that you may not have been able to land otherwise. You need to “out interview” other candidates to win over the job as other applicants may also have internal referrals from that very office. As you can see, there are too many unknown factors. What matters is that you are now in the running for the position and that you prepare to the best of your abilities and nail anything that’s thrown at you. That includes having a solid narrative for why real estate, why development, why X city, and why the work this company does and their undertakings both interest you and fit with your future goals. Craft a very logical narrative and showcase your knowledge of the company by showing how they fit into your long term vision. To go back to your original question, I still think this call was mostly effective in allowing you to start the interview process. You need to impress HR, the analysts, and associates to eventually be passed on for a final interview with directors or MDs. If the analjst or associate does not think your a good fit or thinks that you lack the knowledge, the MD you spoke with will probably trust his or her analysts opinion of you and axe you. Only if the MD was mind blown in the conversation May he go against what his analysts, associates, and HR have to say about you. He will not fight for you that hard off of one phone call unless, once again, he was mind blown. Of course there are exceptions, but I would say this is the norm. What you need to focus on is preparing to the best of your abilities and impressing everyone else as it seems like you already impressed the MD.
