What type of equity portfolios are you talking about? Physical asset deployment or capital asset deployments into other sponsors deals?
Both wholly owned assets and jvs with developers
Those are really not very similar in comp. If you are doing direct sponsorship and you run the fund your total comp can be 10x or more what a capital asset manager's comp will be all else equal.
Junior PMer here at one of those type of firms. Depends on risk profiles of the fund, size, seniority etc. Im about 8 years of experience and I’m at 275K all in (Mine is a Coreplus/Valueadd in risk profile). The senior PMer (late 40s) of my fund probably floats around 400-750K or so I’d guess, really depends on the year. The real money comes when you spin from PM to a more relationship management/fund raising role. Just imagine an 80-100bps charge to your firm for every 100MM raised, which is pocket change for institutional investors.
So the capital raising folks make more? I wasn’t expecting that…
the people paid people are generally acquisitions and capital raising. Without Capital you can’t buy deals. IR is a very important function and many people forget about that. Someone who knows how to raise capital is worth their weight in gold.
