Is this for SA or FT ? I have informally heard there is a modeling test for entry level ft analyst.
Every team is going to have their own process, their is no centralized analyst program.
my understanding that the company is very regionally separated, with offices having unique culture, business strategies, pay structures, etc. This came from former Hines people I know, they describe as somewhat like a franchise model reporting up to HQ that really just provides capital and not so much day-to-day management.

Yep - Houston cares about broader company mandates/strategy. However each region/office is very independent to one another. There isn’t a lot of uniformity in hiring practices
I have heard, from a connection on a team based in the NE, that a standard DCF is expected from their team. Know how to arrive at NOI, and subsequently model out IRR, NPV, and Average CoC. Not sure if both levered and unlevered are expected.
Are their modeling tests usually in office or take home?
I've noticed there are a number of new analyst positions opening all over the US for Hines. I've also applied, but have yet to hear back so I was wondering if you could share a bit about how you got the interview i.e. networking / relationship / cold-apply etc.? Just trying to make myself more competitive.
As far as the interview itself goes I've heard there is a modeling test, but it is not too complicated. For the most part people at Hines are serious and don't have a focus on tripping candidates up on technicals like say a BX/SW would. Good luck and keep us posted.

Anyone get a second round interview yet? Interviewed last week with HR and built great rapport but they have not been replying back. Are they normally slow in the hiring process? Saw the analyst postings for NYC, CHI, HOU, and ATL and thought they would be moving quick to hire immediately. Are they being precautious during this COVID period just interviewing people with no intent to hire anyone?

I had a phone screen with HR a couple weeks ago. I never heard back from HR but was directly contacted by someone at Hines the following week to set up an interview.
Thanks, I had the phone screen with HR last week and on the call they said they would contact me for the next steps...I presume they just forward our interview responses to the local office direct hiring groups and the MD/analysts will review, choose, and contact who to interview for the next rounds.

Would it be safe to assume that for the Development Analyst FT, there would be a modeling test as well?. Applied last week haven't heard back either
Applied a few days ago and received FT phone screen. Do not know what to expect but out of curiosity, are they hiring for now or to fill spots in a years time? I am currently at a BB in NYC and dont wanna have to pay back my bonus/switch firms barely 4 months in

Following up on this: I thought the role was for FT in the future. They are looking for someone to start in less than 2 weeks lol. Will recruit later.
If you actually got an offer, I wouldn’t turn it down over paying back a few thousand dollars of bonus. It may seem like a lot now, but it isn’t and Hines is maybe one of the top few companies to work for in the industry.
