Hines - Specific Regional Office Information

Got an offer to join Hines. Seems as if each office has a really different reputation/culture from what other posts on WSO have said. Does anyone have specific insight into the CHI/ATL ones? Or advice on how to determine which offices are doing well and which ones aren’t? I’ve heard of some layoffs taking place and want to avoid that.

The Atlanta office is the head office for the southeast region, so they work on deals in Nashville, North Carolina, Florida, Georgia, etc.

They just did a really cool all timber office building in Atlanta, that I think Microsoft is leading. 
 

Historically the Southeast hasn’t been a huge market for Hines, but going forward they seem to be doing a lot more.

Chicago is the head of the Midwest region, and they sometimes work on deals in Canada. They are just starting on Salesforce tower Chicago that will be a huge office tower. The Midwest is somewhat limited because the long term growth of the Midwestern US isn’t great, but there will always be some core investments there.

So basically Atlanta has more opportunities to do interesting projects, but the team there doesn’t have a long track record. Chicago has been successful for years, but it will be working mostly on core investments.

 

Oh, and the first T3 building was actually done out of the Midwest office in Minneapolis, and they are also doing one in Chicago now.

 

Hines' Chicago office has been their most profitable over the course of the last cycle. The development of Wolf Point has been massive, and their involvement in a few other core + executions, in addition to the former McDonald's HQ have been big profit centers for Hines. Kevin Shannahan deserves more recognition for what he's done in a relatively flat market.  

 

Why is this always a question on WSO? 

Hines is the exit opp. You leave Hines to run entire development departments at other tier-1 firms or start your own company. Otherwise, you stay at Hines.

I think he might have been asking if the exit opps are any different for the southeast office relative to other offices. I imagine they aren't and the name carries the same weight at each regional office so to CRE's point Hines is still very much "the" exit opp. If you want to move to any other firm whether it be LP/GP, ATL/NYC/LA/London etc, it will not be the name on the resume that holds you back. To reiterate - any open position that is at your seniority level is an exit opp from Hines.
