Hold and Sell Analysis

I was in an interview today for an asset management position. The interviewer asked me to walk him through a hold/sell analysis. My original thought was to do a 5 year projection, and to compare the IRR to decide if you should sell it today. Also, you take a look at your opportunity cost.

I am not sure if this is the correct/best way to do it. Would love to hear thoughts from you guys.
