Hold/Sell Decision

If you already own a property, how do you want to analyze whether to hold or sell? You’re looking for highest risk adjusted return, of course, but there’s no initial cash outlay from day 1 (today) so you can’t look at IRR. My ideas are:

  1. Cash-on-cash. What is it in current property and what could it be in another one?
  2. Profit over 10 year period, accounting for rental income, appreciation, refinancings, and amortization of debt.
