how much discount I could get if I become a real estate agent to buy a house? 10%? 20% off original market price?
0%. The only advantage will be the knowledge you acquire and your ability to forgo paying a broker commission, which I would imagine would in the 3% to 5% range.

Why would you expect a seller to give you a 10% to 20% discount because you are a broker?
First of all, if it was really. good deal, I expected they reduced the house price for 20% off market price, and then 3% off sellers assist.
If the house could reduce its price, means there is a bottom line 20% off on original price. So, if it was a good deal, I would expect 20%~30% off original market price. --- these estimation is based on a normal client, not a broker, I think a broker could have 50%

In this case, it is a good deal for you and not for the seller. Why one on the planet earth would sell to you for less, just because you have a broker title?

Sure. Just hand the seller your employee discount card - instant 20% off. He'll be disappointed, but those are the rules. If you're really after a deal though wait until Black Friday for the insane buy one get one free offers.

OP, your licensure is not going to get you a discount but it may help gain you access to off market deals, so it could be helpful in that fashion.
Depends on whether you've been doing your shopping/research before getting pre-approved. When I was pre-approved back in '98, we had not contracted w/a RE agent, but I wanted to lock what was, at that time, a very good rate of 6.75%. I had 60 days before having to re-apply, so we immediately started shopping, got an agent, and had our home bought within 5 weeks.
I wouldn't necessarily suggest that, as I would have taken more time had I the opportunity to do it over. That said, if you've done your research and have at least a few areas you're interested in, then it should be fairly quick and painless. Especially with various RE websites like Zillow out there these days.

I am actually a residential broker. I think your best bet is to call a local broker and talk to them about buying a house. Understand the process and make sure you fully understand each contract. This isn't the site for buying a house. Log on Zillow and contact a broker with good reviews. Interview 3 brokers and choose only 1.
How do you like being a residential broker? Sounds like an absolute grind from what I gather.
Really depends on who you are as a person. Extremely extroverted, aggressive people kill it and it's not uncommon to take home 7 figures. Top guys (Aaron Kirman, Drew Fenton, Branden Williams, etc) take take in 8 figures regularly. A lot of pretty smart women crush it too. And its not really that difficult to comprehend- the major skillset is client acquisition (aka meeting people). If you're good at that, you're golden.
In one of CRE 's posts he talked about being an outgoing introvert and that really resonated with me. I feel much more comfortable modeling in Argus that I am at a bar trying to get clients. I can interact with people and am social, but it's different when it's forced. With that said, I'm still an undergrad in college so being a Residential Broker is more fun/exciting than working any other part-time job I could get. And it gets me some RE experience as a student. And it's not sexy. No matter how many millions you pull in, you're still sending out postcards, putting balloons/flags on open house signs, and lighting candles to get rid of weird smells. For some people its the best thing out there, for others its not ideal.
Unless you are looking in another city, don’t waste your money on a full-service, 3% broker (and they are an absolute waste of money). Rather, do the house hunting yourself and set up appointments to see homes. With Zillow and other such sites, you have a great deal of information at your fingertips; residential real estate brokers no longer have a monopoly on information.
Once you want to make an offer, call a 1% broker. They do everything a full-service broker does save drive you around and nag you, and seriously, why do you need them to drive you around the city you live in. By conducting the search yourself, you won't waste time seeing properties that don't fit your criteria. When you close, of the 3% that goes to your broker, they will kick 2% back to you. Discount brokers are the future in residential real estate; 3% brokers are going the way of the travel agent.
