Hi All,
I'm a sophomore at that is highly interested in capital markets particularly Investments Sales and Debt. I've had a lot of time on my hands recently with COVID-19 and want to start learning technicals and modeling that will set up for analyst roles at top institutional firms. Which programs / books are the best for learning the finance principles, technicals and modeling that will set me up a good internship in the coming year.

REFM is probably the best one that employers may actually recognize. If you can join groups like NAIOP and ULI as a student (which is cheap) look at the training they have, it's all online now.
Plus, those orgs will be good to network for internships. That will keep you busy.
