Industrial Investor- Benefits

What are the benefits in working for a PE fund that only invests in Industrial. Would the trend be generally lower pay but more job security? Also, what are the benefits in interning at an Industrial Investor, and is the underwriting process more simple or complex compared to other property types. Thanks for your response I'm just a young student trying to learn more.

Same pay, same job security. Only benefit (if you see it this way) is you specialize in industrial. Some people will love that, others won’t. Depends on what you like. 
 

No upside or downside of interning in it. It’s a good learning experience. 
 

I would say industrial is one of the more simpler asset classes. Unlike office that generally has complicated reimbursement structures, industrial does not. Personally, I enjoy industrial for its simplicity. I don’t enjoy banging my head against the wall with different reimbursement structures in an office building with 90 tenants. Some people love that though.
