Investing in Funds for Friends & Family

I know there are a million other posts about managing friend's money, and the downsides of doing so. I don't want to rehash those arguments because they're focused on the downsides of losing money.

In short, I have a friend that is about to invest in a CRE fund, one that I would not have access to. I want to throw in $10k of my own money along with his $500k. I don't want him to manage my money, and I don't want to pay him for "investment management." I just want access to the fund through his investment.

Is there a legal way to do this that won't demolish the returns that I'll make on $10k? Can I just give him the money to lop in with his investment and keep track of the returns in an Excel spreadsheet? FWIW, I trust him to return the money without a contract.
