Jumping jobs again - advice?

Hi all, looking for some advice/a sanity check. My resume looks like this:

  • 1 year (analyst) at a family office doing development/AM - $65k all-in
  • 1 year (associate) at a medium-sized REPE doing acquisitions and sub lending - $110-115kish all-in including coinvest

I am now in my second year at the latter job and thinking about making a switch in the spring/summer of 2022. My reasons for that are the following:

  • Geographic - want to move back to LA (currently not in LA)
  • Comp - I feel underpaid considering my abilities
  • Work - we don't do a lot of deals and are over-staffed at junior levels, I often work 10-20 hour weeks and have to be in office full-time. Sitting around for 12 hours a day doing nothing is miserable.
  • Culture - pretty toxic leadership here

My questions:

  • How do you think it will be viewed by recruiters/hiring managers if I leave this job before 2 years, given that I left my first job after 1 year?
  • I'll have 2-3 closed transactions and 100+ fully underwritten, + one development project I worked on for a year. I will do quite well on any modeling tests/case studies. How competitive do you think I would be for Associate/senior associate type roles in LA in this market? Any idea of what comp could be expected given the info I've given here?

2 short stints out of college is fine since you're considered to be still "exploring." But I wouldn't leave your next job until the 2 yr+ mark. Also, if HR asks why you're leaving your current job you can say the LA thing, you're moving back because of (family, SO, e.g.). You're competitive since you have deal experience, and comp should definitely be higher (~150k all-in) considering it's LA.

Now's the time and you're young, focus on finding a place you will be for the next 3+ years and nobody will give a fuck.
