Land Sale Brokers?
Hi All,
This might sound like a very dumb question, but could you guys point me in the direction of a few big brokers that are focused on selling land only? Meaning selling just the land without properties/development.

To clarify, I am trying to look for "Urban area" lands not farms or huge acres. Lands that could be developed for real estate, an apartment complex, etc. Is there any broker/website that specializes in selling those?
That is all I do. I almost entirely sell infill urban land, and I'm a partner on a top tier land team in a very hot market. I absolutely love it! There are definitely land specific teams that focus on exactly that, but they are extremely rare to find. Big shops have them, and there are a few lone wolfs in land, but by an large, most brokerage shops don't have a team (but they are definitely trying to build them now with all the money flowing in). Just an FYI, that's not a brokerage, just a website that brokers list on for large rural tracts of land. From its branding it seems to be a loopnet/costar website under a different branding.
If you're looking for more urban land then you need to go to the big brokerages, CBRE, CW, JLL, none of which will have a "land only" group.

CBRE does have a land only group called the "land services group" or just "land." They don't operate independently, but are part of investment sales. Capital Markets, Investment Sales, Land.

Yes, I clock much higher percentages that IS guys, but my deals typically take over a year to close so it tends to even out. I've clocked fees in the 7-9% rang on deals less than $3m deal, but again, land takes forever.
True, but from my understanding they typically involve a co-broker whereas Investment sales don’t.
Go on Loopnet/Costar, filter for just land for sale in the city you're looking at, and look at the brokers who are selling the land.

Land Advisors Organization is one of the top land-only brokerages in the country. Nathan & Associates is another major player. Both operating throughout the West/ South.
