Modular/PreFab
Hey monkeys,
Trying to pencil a deal by reducing cost, and curious to get your thoughts on cost savings of modular/prefab. The project would be a mid rise wrap product; and I’m trying to see if stackable modular would work here, especially if it’s a ~30% discount to traditional build.
Anyone done this or have some good resources for quickly figuring it out?

So bid out one of our projects to a large mod/prefab contractor. The funny thing is the pricing difference wasn't too much. We were at a 10% discount to traditional. I spoke with the main contractor and he stated that over the past few years, modular has taken off, thus increasing prices. He said the main benefit was that you would complete construction much quicker. Obviously this may have been just our region. I'm sure if you got a prefab contractor near you, it may be cheaper.
