Multiples for REIT valuation

I'm trying to value a shopping mall REIT (e.g. Simon Property, URW etc) but am unsure on what multiples to use. EV/EBITDA-Capex or a cashflow based metric such as EPS or FCF yield come to mind but not sure.

What are the preferred metrics to use if you can't calculate the NAV of the assets?
