Need Internship Decision Help!

I'm currently a junior at a nontarget, majoring in finance with a minor in RE. First off, let me clarify that my ideal career in the future would be something to do with RE finance (REPE, REIB, Acquisitions, etc.) I have pretty much no experience in finance in terms of relevant internships, so I'm trying to decide what I should be pursuing at this time.

I have an offer at a BB doing ops. I accepted the offer a while ago (it was an early offer, and I had nothing else on the table, and it was before I realized I wanted to do something RE-related), but I don't want to fall into the "pigeon-hole" of MO.

I recently got invited to a final round superday for a risk management internship at a MM.

Also, I've been cold-emailing boutiques back home (Miami), more recently ones who do RE investment, etc.

My question is, which path would make me more likely to have a shot at a full-time offer upon graduation, and somewhat on track towards my RE-related career goals? If I don't go with the BB, I would be reneging. And if I go more for boutiques, chances are it will be an unpaid internship. Does the fact that my experience there would be more RE-related outweigh the fact that it is a boutique, unpaid internship? Also, is risk management more relevant than ops?
