NMTC impact on sale
Currently reviewing use of NMTCs for a large healthcare facility development that qualifies by census tract. Does anyone have experience with use of NMTCs (using the traditional A/B note structure)? Since these are a 7 year term, is there any impact upon reversion say in 5 yrs that the NMTC may impact pricing or total asset value upon sale? Are the NMTCs assignable to the buyer or is there any impact to the new investor?
