Opinions on Valuations & Advisory as a career path in real estate?
Hi guys,
I'm currently a 3rd year finance student interested in real estate finance / development. How is valuations and advisory at a brokerage viewed upon in the industry? Are they the laughing stock? Is it just a checkmark that is an inconvenience?
Ronclue,
Valuations/Advisory is definitely not the laughing stock of any group. The most beneficial aspect of a valuation job is that you will become very proficient in excel and argus (rather quickly). Aside from the technical benefits, you'll get a great education in understanding real estate fundamentals and valuation methodologies, ie. cost, sales, income approach.
There are many opportunities to network while in brokerage, so you have the ability to interact with many buy-side shops (who are also sellers). Pivoting out of a valuation/advisory role after a year or so is very possible, and quite common.
Thanks for the reply!
Where do people go to after valuations? Asset Management?
Ronclue,
I personally went to an Acquisitions role at a reputable shop after having internship exposure to valuations/appraisals at a valuation shop. My colleague also pivoted to an acquisitions role at a family office, where he also does asset management work (this is very common at smaller offices and very advantageous given that you learn a great deal more in the same amount of time).
Feel free to PM me, I'm more than happy to answer any specific questions.
