There's some great multi investment sale teams in Orange County. First few that come to mind are:

1st Tier:

HFF (soon to be JLL) - They have a large OC office in Irvine and are a great shop to get your chops dirty. If you can land an analyst job here you will see all facets of multi from investment sales to debt and equity placement. This office is run by Sean Deasy who used to head CBRE West Coast for 25 years now leads HFF West Coast. Mostly institutional guys who have long standing relationships.

Eastdil Secured - Another great group of guys/gals that have an OC Irvine office. While Eastdil's multi platform for investment sales is relatively new on the West Coast they already have a large percentage of marketshare and are very sharp. The Eastdil group has quite a few former HFF folks and are spread between Irvine and San Francisco. Run by Mark Petersen & Joe Smolen. All institutional product.

Moran & Co. - West coast offices are in Irvine as well and another very sharp group. Mary Ann King who heads up their team is one of the more interesting people in multi. She's worked on the principal side of some great shops and has brought that perspective to brokerage which is much appreciated. Longtime run in the industry and has grown Moran from a small player into one of the best shops on the West Coast. All institutional product.

2nd Tier:

CBRE - Mix of HNW private client guys and institutional brokers again in Irvine. Traditionally big player in the space but with the rise of HFF, Eastdil & Moran have lost market share over the past few years.

Marcus & Millichap - Shark tank of a shop that's literally a make it or leave type place. A George Marcus subsidiary. Marcus gets a bad wrap sometimes, and rightfully so, but the guys who make it out of here are some of the most persistent, savviest brokers I know. M&M plays much more in the private client space but is littered with used car salesmen to people that should never, ever work in real estate.

IPA (Institutional Property Advisors) - Considered the high brow arm of George Marcus's Empire with M&M being the Volkswagen and IPA the Audi version. While they have Institutional in the name as far as OC goes they tend to be more HNW private client guys. That said their LA teams of Ron Harris, Greg Harris and a few others, are monsters. Move north and their NorCal team led by Stan Jones absolutely dominates the greater SF area.

Colliers - Not as familiar with these guys as I can't think of anyone there who does institutional sales but have come across them on smaller stuff. Not much input for them.

Berkadia - Have a decent team but recently had some guys peel off and they have been quiet lately. Not sure what their analyst program looks like since the guys/girls I know weren't trained there.

Northmarq - Recently formed team of some Berkadia and Cushman Wakefield guys. Slowing building their team but will become players soon enough. Know they were recently hiring junior people.

I'll update as more comes to mind but my advice would be to aim for HFF, Eastdil or Moran & Co. with HFF and Eastdil having more jobs just due to their larger platform and the fact that you will be exposed to a much larger breadth of deals.

I would also throw in Cushman & Wakefield's OC office if you're interested in leasing, they seem to be pretty busy with that. CBRE Newport Beach has two great leasing teams as well (and an industrial team that kills it). I know your question was strictly multifamily, but thought this might help others.
