The Summer Analyst position entails drafting marketing materials (e.g., private placement memoranda, management presentations, due diligence materials, etc.), the coordination of road shows, and responding to investor due diligence requests. Due diligence typically includes analysis of projected asset and portfolio returns for fund managers, as well as a qualitative and quantitative analysis of managers’ track record of investments. Summer Analysts are exposed to all elements of a transaction and play a critical role throughout the engagement decision and marketing process.

worth doing? currently a junior looking to break into REPE

 

It shouldn't be your top option if you want to go into REPE on the acquisitions side because fund-raising is very different from making investments. That said, if you're not able to get a more typical REIB or REPE gig, this would be a decent fall back plan for the summer. If it's your first real estate investments related job, you'll likely get an excellent overview of the real estate PE industry in general, you'll learn all the standard lingo, you'll get a name that people know on your resume, etc... I work primarily on acquisitions, but i'm also involved with fundraising and I have actually learned something doing the (admittedly very tedious) fundraising stuff I get stuck with sometimes... You get so good at telling a story in writing / pitch books that you become more polished when talking about your industry / investment strategy from the angle of a salesmen...

I concur with IP's post above...

Apply. This is worth doing if you can't get into an acquisitions role for the summer. Park Hill raise funds for Blackstone, among others and are very reputable. I know a couple of people in their London office, ex-BB guys at the Principal/VP level. They are sales guys and they absolutely love it. Very well connected, so make friends with the people you work with there even if you don't have plans on staying on beyond the summer.

I doubt you'll actually get to meet investors, but it will be useful to get a glimpse for how the fund-raising process is done early in your career even if you plan on being on the investing side in the future. You will understand that there is more to being successful in the industry than just being able to do analysis.

I've spend most of my career on the acquisitions/investing side of things, but my first role as an analyst had a bit of fund-raising support as we brought in LPs as co-investors into a few specific deals, not just on a fund basis (Carlyle and a few other firms do this from time to time). It is useful experience.

Make sure you know how IRR waterfalls work and the basics of the GP/LP structure for interviews. People on this forum can help with any technical problems you may run in to.
