Raising Funds/ Equity

So we are a 50+ year old Family Office who recently started doing some high/medium profile ground up developments in the past 5-10 years. We are currently looking to be the GP for over half a dozen different investments we have in the pipeline with several more in the next 5-10 years. Most of our projects are of institutional size and we have a good balance sheet.

Could anyone lend some info on raising a fund, and all that entails as well as anything from being the GP to an LP capital partner or even raising funds on the Israeli bond market?

A group that matches your description almost perfectly just completed raising a GP fund to address the issues you are discussing. As they had been in business for a considerable amount of time the family should be able to reach out to their contacts to raise a GP Fund. This should provide you the capital necessary to provide the GP equity on your next 24 - 36 months worth of deals. Furthermore, you can use the GP Fund commitments to satisfy lender liquidity and balance sheet requirements. This is a much easier and more efficient process than trying to piece together your GP capital on a deal by deal basis.

I know there are a number of international groups that are very interested in investing alongside establish real estate family offices, so there is a lot of capital at your disposal for this strategy. The group I referenced completed this raise on their own, but many others use a capital formation firm (Park Hill, Shelter Rock, JLL, etc. )
