REIB to REPE: endless rejections

I’m a REIB 3rd analyst in London. I’ve been applying for REPE / RE AM opportunities since I graduated, the only reason I went into REIB was to move to REPE. I’ve applied for pretty much every single role that’s been advertised (probably over 200 applications sent over the past 3 years since I started in REIB) and I’ve been rejected by all of them apart from one mega fund REPE shop (blackstone/Brookfield/Starwood). That was the only one to give me an interview but sadly I failed the modelling test (it was f***** hard and time pressured). Other than this though I’ve had non stop rejections, name a REPE fund I’ve probably applied and been rejected. I have no idea how a mega fund was interested in my CV and invited me to interview but all these other mid market smaller / unknown REPE funds I apply to reject me. 

I’ve tried cold calling and emailing but no luck. I’ve reached out to headhunters who have been trying very hard to recommend me for roles but all the PE funds just reject me due to some BS like ‘we want a German speaker/he’s not from a bulge bracket’. 

Does anyone have any advice please I really want to move into RE it’s my genuine interest.

Hey Analyst 3, as I’m sure you’re aware, real estate is localised and heavily relationship based. I’m in Asia and not Europe, but the application is the same. In a bygone era when I worked in REPE, it was a relatively straightforward path entering the industry through my relationships. No online applications. I wouldn’t apply online as REPE shops will prioritise referrals over cold applications. You’re in REIB right now so you should have a list of clientele, no? Another alternative is headhunters. Remember REPE at the highest levels is heavily relationship focused and so you need to approach everything you do from this mindset.
