REPE vs Private real estate investment company
Is there a difference between a REPE and a private real estate company? What do you think separates the 2, if you believe there is a difference?
Because I have seen companies that label themselves as a private real estate company but still raise outside money from private investors.
The moment you raise a fund for the purpose of real estate investing, you are entering PERE territory.
Here's how I understand it:
Real Estate Private Equity - A firm that raises discretionary funds and then invests those funds into deals as a Limited Partner in a JV relationship
Private Real Estate Firm - Can raise funds, syndications, or one-offs and invest those either directly or as a General Partner in a JV relationship.

What if it is a company that invests both as a GP and a LP?
A strict definition of REPE would probably also require the LP funds to be raised from institutional sources (Endowments, pension funds, etc.) versus say high net worth capital.
