Seeking advice on finding investors and forming partnerships.

Hey there, I currently work as a market research analyst within the RE industry and am graduating this spring with a BA in economics.I have an investment opportunity that I have been researching but I'll need to raise capital in order to get it underway. As it would be my first deal I'm curious to know if anybody with more experience would be willing to share any tips, do's, and do not's when it comes to forming partnerships - as well as raising investor interest overall.The deal itself would come at a cost of around 2.5M and would require approx 500K in further renovations. Based on market trends and comparable properties my research suggest this could sell for 3.5M-4.5M within a 4 year time frame.I have begun to put together a strong team of lawyers, brokers, and accountants to check my work and help me navigate this deal. It's now time to raise money and I want to be well equipped when doing so.Any and all advice will be appreciated, thanks in advance!
