Technical Question - Anyone built on a landfill?

Wondering if anyone has entitled or built on a capped decommissioned landfill. Specifically, what kind of environmental studies you did prior to acquisition and what kind of remediation was recommended to you. I am looking at a large site where a small portion of it was used as an onsite landfill for their manufacturing product waste (not public). I would assume you can over-excavate and re-compact new fill in lifts...but are there any other things to think about or other types of remediation?

 

This may not be that helpful to you given that your question skews toward the practical realities of building over a landfill, but there's a semi-famous (if you roll in the right nerd circles of real estate) CMBS lawsuit over a Walmart built on a landfill and whether or not proper environmental due diligence was done and/or disclosed.
