Techniques brokers are using during this time to reach new buyers/sellers

Wanted to see what commercial/residential brokers were doing during this time to stay relevant and continue to generate business. I think we can all agree cold calling is not the best idea right now and does not look good, but are there other ways you're building new relationships with people and have they been responsive?

I've been reading and keeping up with the news, but wanted to get a thread going with unique ways people are reaching out to buyers or sellers in their market and building new relationships.

 

Would you say reaching out to acquisitions guys to see if you can get on a call/get their thoughts on the market and keeping up to date on what's going on a good use of their time?

I could only see being a douche more so if you're ramming deals down their throat or asking what they're looking to sell during this sensitive time when you don't have a relationship.

 

Honestly i don't do much "cold" calling anymore unless I'm trying to assemble a park and some rando owns something. Most acq guys have basically turned into AMs, so they're miserable and super willing to talk about anything besides tenants not paying rent. I'm leading most calls with "you guys still spending money or what" - see where it goes from there. Most people who are actually hitters are admitting they have no idea what to expect and getting a sense of how they're looking at the market is likely going to get you a "dude idk".
