Underwriting Property Types

Currently do conventional multifamily gse underwriting at a top 10 agency lender. Debating whether I should try working at a firm that does other property types like office, industrial etc. OR, should I focus on multi family and specialize in something like student housing or affordable? Goal is eventually origination. Which option is more lucrative/ has a brighter future?

 

Pursue whatever asset class is most interesting to you (i.e. which has the most interesting underlying business model/tenant needs/etc.).

From a purely "brighter future" standpoint, multifamily and industrial are going gangbusters. But its not like office is going anywhere despite what some people would try to have you think. In the long run, they'll all work out.

The answer is, it depends. If you are a successful originator your future will bright and lucrative no matter what product type(s) you are in. I believe the most important thing is doing what you enjoy most. Specializing in something often is a lucrative path because you tend to become more of a deep expert and know the players more intimately. If you think you'd like a little variety, now is the time to explore other property types, you could always ultimately focus on multifamily.

If you want to do originations, networking with principals is the key, rather than which product type.
