It's all over the board. I'm a residential broker right now and I'm assuming you're talking about single family homes. I've been to places with a gate and nothing else and they charge a stupid high HOA fee. Other places have a clubhouse, swimming pool, tennis courts, basketball courts, gym, park/ playground. I've seen all mixtures of things too.

I'd speak to local leasing brokers to see what features and amenities are most in demand as this can vary by region and with the local demographics. The only feature that seems to always yield a positive ROI is washers/dryers in the unit.
